Your information should stay controlled.

This policy explains how Nullam Properties handles website, buyer-registry, property-intake, and contact information.

Who we are and what this policy covers

Nullam LLC, operating as Nullam Properties ("Nullam," "we," "us," or "our") operates the Nullam Properties public website and related property-intake, buyer-registry, contact, and private opportunity workflows. This policy covers information collected through those workflows. A linked calculator, CRM, authenticated portal, or third-party service may provide additional notices for its own features.

Information we collect

Information you provide. We collect information you choose to submit, including your name, email address, phone number, preferred contact method, organization, property address and facts, sale goals, asking price, notes, buyer markets and criteria, funding status, proof-of-funds information, referral source, and communications with us.

Files and property materials. You may upload property photographs, video, inspection reports, scopes of work, proof of funds, and related documents. Submit only information you are authorized to share. Redact full account numbers and do not upload passwords, Social Security numbers, bank credentials, payment-card data, or unrelated sensitive information.

Information collected automatically. Our website, hosting, security, and analytics providers may collect IP address, browser and device information, pages viewed, referring pages, timestamps, cookie or similar identifiers, and security or error logs.

Information from other sources. We may receive property, ownership, valuation, map, public-record, referral, or transaction information from public sources, service providers, professional partners, and people involved in a requested review or transaction.

How we use information

We use information to receive and review submissions; create and maintain private CRM records; verify authority and supporting materials; communicate with you; operate buyer matching and controlled opportunity access; evaluate offers and transaction readiness; prevent fraud and abuse; secure, troubleshoot, and improve the website; maintain business records; comply with law; and establish, exercise, or defend legal rights.

How information may be disclosed

Seller and buyer submissions are private by default. We may disclose information to authorized personnel and contractors; hosting, database, file-storage, email, analytics, security, and communication providers; attorneys, accountants, title and escrow professionals, inspectors, lenders, and other transaction participants when relevant; and approved buyer-network members who are granted access to a selected opportunity.

We limit private opportunity sharing to information selected for the review. We do not publish seller contact information, private documents, buyer identities, buyer contact information, proof of funds, or buy boxes as a public list. Submitting a property does not automatically create a public listing or authorize public marketing.

We may also preserve or disclose information when reasonably necessary to comply with law or legal process, investigate misuse, protect people or property, enforce agreements, or complete a merger, financing, sale, reorganization, or transfer of all or part of the business subject to appropriate confidentiality and legal requirements.

Communications and choices

When you request follow-up, we may contact you about that submission through the contact information and preferred method you provided. Promotional or recurring messages will be sent only when we have an appropriate legal basis and will include the applicable opt-out method. You may ask us to stop promotional email, calls, or texts at any time. Opting out of marketing does not prevent necessary messages about an active submission, account, security issue, or transaction.

Cookies and analytics

We may use essential cookies and similar technologies for security, forms, preferences, and site operation, and analytics technologies to understand website use. Browser settings may allow you to limit cookies, although blocking essential technologies can affect site functions. We do not use submitted property files or proof-of-funds documents for interest-based advertising.

Retention and security

Submissions may be stored as private WordPress operational records, in Nullam's CRM, and in restricted cloud storage. We retain information only as reasonably needed for the purposes described above, including active reviews, matching, transactions, legal and accounting requirements, dispute resolution, fraud prevention, and system backups. Retention varies by record type and transaction status.

We use administrative, technical, and organizational safeguards designed for the information we handle, including access controls and restricted file links. No method of storage or transmission is completely secure, and we cannot guarantee absolute security.

Your privacy requests

You may ask to access, correct, or delete information you submitted, or object to certain communications, subject to identity verification and legal, security, fraud-prevention, backup, and transaction-record requirements. Use the Contact page or email nullamproperties@gmail.com. We may request information reasonably necessary to verify and locate the relevant record.

State privacy rights

Depending on where you live and whether an applicable law covers Nullam, you may have additional rights concerning access, correction, deletion, portability, or certain disclosures of personal information. We will evaluate verified requests under the law that applies to the request and will not discriminate against you for exercising a legally protected privacy right.

Children

The services are intended for adults who are at least 18 years old and are not directed to children under 13. We do not knowingly collect personal information directly from children under 13 through these forms.

Policy changes

We may update this policy when our services or legal obligations change. The updated date and version identify the policy accepted or acknowledged with a submission. Material changes will be presented as required by law.
