Can I submit a house that needs repairs?
Yes. Describe the condition as accurately as you can. Photos, inspection reports, and scopes of work help staff understand the property.
Can I submit an inherited, vacant, tenant-occupied, or damaged property?
Yes. Explain the situation, timeline, occupancy, access, and any documents you already have. Each property is reviewed individually.
Does submitting a property obligate me to sell?
No. A submission requests a review and follow-up. It is not a sale contract and does not require you to accept an offer.
What happens after I submit a property?
You receive confirmation, the submission enters Nullam's private review queue, and staff follows up if information is missing or a next step is available.
Will my property be shown publicly?
No. The website form does not create a public listing or automatic distribution. Selected property information may be shared only through a controlled process with approved members of Nullam's private buyer network.
Is submitting my property the same as listing it with an agent or on the MLS?
No. Website intake is not an MLS listing, public marketing authorization, agency agreement, or transaction contract. Any later transaction uses separate written documents.
What files can I upload?
You can privately upload property photos, short video, PDFs, inspection reports, scopes of work, and other supported documents within the file limits shown on the form.

Is the buyer registry public?
No. Buyer names, companies, contact details, proof of funds, and buy boxes are private CRM records and are not displayed as a public buyer list.
How do I receive relevant opportunities?
Register your target markets, property types, strategy, budget, funding status, and timing. After review, Nullam can grant access to selected opportunities that fit your profile.
What does verified mean on a property?
Verified status means Nullam reviewed the specific supporting information identified. It is not a warranty, appraisal, inspection, title opinion, or guarantee of investment performance.
Can I use my own comps and due diligence?
Yes. Buyers should independently verify ARV, condition, title, financing, zoning, rents, repairs, and all other material facts before making a decision.
Why are property details not shown publicly?
Nullam uses controlled access to protect seller information and the buyer network. Approved opportunities are shared privately according to buyer access and matching criteria.
